Staddle Stones & Manor sits at the edge of Lapworth, a green-belt village in the heart of Warwickshire's Forest of Arden. The house dates to the mid-sixteenth century — beams, inglenooks, leaded windows, the sort of cottage that seems to have grown from the ground rather than been built upon it.

Inside: oak trusses, a triple-aspect sitting room, four bedrooms across two floors. Outside: a west-facing garden, an orchard, a wood-fired hot tub, and seven and a half acres of paddock framed by mature hedgerow. Beyond the boundary, footpaths and bridle ways. Lapworth is one of those villages that has kept its quiet. A few shops, two good inns, a Norman church, a station with trains to London. Around it: green belt, canals, bridle paths, and walks that lead to nothing in particular.

Stratford-upon-Avon is fourteen miles south. Warwick, with its castle and cobbled streets, sits nine miles east. Solihull is closer, at five. The Cotswolds begin twenty minutes away. And the M40 is two miles up the lane — close enough to escape from, far enough not to hear.
